Selling in January? Don’t snooze… act now!

Mon 13 Nov 2017

Do you want to sell your property in January? Are you planning to sell your property in the New Year? Would you like to sell your property after Christmas? Are you planning to move house in January? Is January a good time to sell my house? Act now – Don’t snooze!

Don't snooze 600

We are heading towards the end of the year once again, and Christmas is the main priority on everyone’s minds……right? Well, if you are planning to sell your home early in the new year, you must start preparations now, before the festive season kicks in and not wait until after Christmas.

I know what you’re thinking… how do I possibly have time to start marketing my house now? The answer is, you don’t have to! Read on and find out what you must do now to market your home for a successful January Sale… Which is surprisingly little…

Did you know… that Boxing Day is one of the busiest days of the year for people looking online for a new home? You see, Christmas Day is over and most of the festive season has probably been spent enjoying good food, chocolates and wine; Boxing day arrives, and a great many begin to think ahead – they pick up their laptops, tablets and smartphones, and start to browse.

Christmas is a fabulous family time of year, but it can also get people thinking and perhaps trigger some to evaluate their lives and their home – they may suddenly start to consider a ‘fresh start’ or a ‘change.’ Maybe they were considering moving home for a while now, but saw Christmas as a hurdle to ‘jump’ first. Either way, you don’t want to miss out on that Boxing Day potential. It would be a big mistake if you did!

So, why choose an estate agent now?
There’s a very good reason why you should – to get the ball rolling and give your chosen agent time to prepare the perfect marketing package, ready for launch on Boxing Day morning.

Don’t snooze and put off what the smart seller does in November…
Too many people wait until January before they instruct their agent. It then takes at least 10 days to properly prepare a marketing campaign, then all of a sudden, its Mid-January and your ‘motivated’ market has significantly reduced!! (Now, some Agents can ‘Quick List’ and get you on the market sooner, but trust me, this is an even bigger mistake! – If you opt for low quality, limited marketing, you won’t get the best price for your house).

This really is a case of - You snooze, you lose.

Preparing a quality marketing package and effective campaign is not easy. Your chosen agent must first visit your home for a valuation appointment, then once instructed, a decent agent will arrange for a professional photographer to visit, arrange a floorplan measure-up, plus take time to write the perfect brochure.

Any worthy estate agent will never rush this process; the marketing must be absolutely ‘spot on’ if you are to attract the right clients. Be very wary of any estate agent who ‘quick lists’ and takes shortcuts with marketing your property too quickly!

What YOU can do NOW…

Give your chosen estate agent a call today… before the Christmas decorations go up and before the December madness hits. This way, your agent can be working behind the scenes on the perfect marketing package for your property, while you sit back (well, kind of) and enjoy the festivities. Then when Boxing Day arrives, all the agent needs to do is hit a few buttons, and ‘hey presto!’, your house is launched on the market and thousands of buyers get your property drop into their inboxes at precisely the right time.

Don’t miss the boat… that crucial time from Boxing Day onwards.
Take action NOW to ensure your property is amongst the first on the market after Christmas, and not obscured by hundreds of other new listings 2 weeks later – when less people are looking…
