Why should I use a Lettings Agent to find a tenant for me?
Firstly, a good reputable agent will already have pre-qualified high-quality tenants waiting for properties to come to market. And if not, an extensive marketing package will provide you with the best choice of applicants, who will typically pay a higher rent than if you used a more limited approach.
Secondly, with so many regulations relating to residential lettings that are constantly being reviewed and changed, it is getting increasingly difficult for 'go it alone' Landlords to ensure that they meet every legal requirement. Get things wrong, and you risk significant financial penalties and may even lose some of your rights to repossession. Many of our staff have their own rentals and all agree we would never Let to anyone these days without the support of a properly qualified, respected and insured Lettings Agency.
Do I really need a Fully Managed Service?
We think so, yes. And without going into too much detail, we consistently find that with our Fully Managed Tenancies, tenants take greater care of their Landlord's property, rental income is more reliable and tenancies last longer. Professional management is possible on your own but from the Tenant's point of view, they are more comfortable, happier and generally get a better service from a good managing agent like ourselves that provide a 24/7 service. We inspect fully managed properties regularly and we are also in a position to mediate any disputes to mutual satisfaction for all concerned; proof is in the numbers. We have successfully collected 99.6% of rent due across our managed tenancies over the last 8 years, and tenants typically stay 6 month's longer on average than tenants appointed under our Let Only service. The quality of service varies massively between agents so we recommend you check they are an ARLA member to ensure they are qualified, then check their Online Reviews to see how effective they are before making your choice.
Do I need a Check-in and Check-out Inventory?
Most definitely. Changes in the law regarding tenancy deposits clearly place the burden of proof upon the Landlord. You can no longer claim for a severely stained carpet unless you can conclusively prove it was stain-free at the start of the tenancy. The quality of inventory is massively important too. And there is a huge variation here between different lettings agents. Some would simply not hold up if challenged, and are therefore worthless. Our inventories typically include over 300 ultra-high-quality photographs taken using an SLR Digital Camera and have been proven to stand up when disputed.
For your protection
At Mark Antony Estates, we follow strict codes of practice set out by ARLA and The Property Ombudsman. This means that you can be confident that you will be treated fairly and professionally at all times. In the highly unlikely event you find yourself unhappy with our service, you have the legal right to independent redress via the above, should you exhaust our complaints procedure.
We also confirm that any Client Monies we receive from you, such as your tenancy deposit or rent for your landlord, will be safe, ring-fenced and is protected by Propertymark.
