When you're looking to sell your home, it's an essential first step to get an accurate valuation.
We spend 2-3 hours on average organising and completing a valuation. This includes, travel, research, assessment, and time spent building your own personalised valuation report. We keep the number of valuation appointments booked per day quite small, meaning we can dedicate more time solely to your property and your price.But how do we come up with a figure that reflects your property's true worth?
Location, Location, Location!
Arguably the biggest factor in a property's value is where it's located. We look at everything from the quality of the local amenities, to schools, shops, and transport links. Properties in desirable locations, like city centres or beautiful rural villages, will naturally fetch higher prices.
Size and Layout.
It's not just about square footage, your home's layout matters too. A spacious, well organised three-bedroom house can often be worth more than a poorly laid out four-bedroom property. We consider the sizes of your rooms, the flow between different spaces, and any potential the property has for extensions or imporvements.
Condition and Maintenance.
A home that is ready to be moved in to is far more attractive to most buyers, compared to one that needs a lot of work. We evaluate your home's overall condition and pay close attention to the condition of the roofing, windows, walls, floors, and the integrity of existing plumbing in rooms like kitchens and bathrooms. A well maintained and functioning property will likely fetch a good price.
Market Comparables and Trends.
We are always aware of any recent sales of similar properties in your area. We use a combination of data companies to collect information on any like-for-like proeprties in the area; their sale values, and the percentage of growth they have had between now and their most recent sale. This data helps to provide a ballpark figure for your home's potential sale price. We research any surrounding properties that have similar square footage and features to get a feel for your home's current standing in the market. Property values can rise and fall fluidly depending on the overall housing market at the time. We keep a watchful eye on both local and national trends, changes in interest rates, and the general economy and factor this information into our valuations to ensure they reflect the current climate.
Unique Selling Points.
Does your home boast any special features that might be extra appealing? A large garden, a double garage or driveway, original period fixtures and fittings, or energy-efficient upgrades can significantly boost a house's value. Any perks your home has will be reflected in the price and utilised to help it stand out to potential buyers.
