Perfectly prepare your home for professional photographs

Prepping your home for a sale is like hosting a gathering... you want to grab people's attention, set the perfect mood, and make them never want to leave!
In today's competitive real estate market, the first impression is everything, and this will usually happen online. High-quality, professional photographs are the key to catching potential buyers, increasing the speed of your sale, and even the price of your offers. An increasing number of house hunters look for photographic tours and property videos before they decide which properties to view. Make sure yours is top of their wish list by using a professional photographer to make your house up in the best possible light.
The photographer will paint the picture, but you have to prep the canvas...
Your photoshoot will require some forward planning. Would your house look perfectly presentable if the photographer came over right this instant? For most people, probably not, and how long this will take to achieve varies greatly across different house sizes, family dynamics, work/life balances, etc.
Take some time to create a prep schedule to remove as much stress as possible from the process. It is also worth trying to book your photographer on a nice sunny day. Naturally, this can be difficult to achieve when living in England, but a bright blue sky will not only look beautiful above your house and through your windows, it will also cast a flattering natural light and help your rooms seem airier.
Think minimalist, but cosy.
You want it to look like somebody could live there, but not like someone does.
Personal artefacts should be cleared away, however anything left visible like family photographs or nameplates will be blurred out in the final images. Try to create a homely atmosphere that doesn't yet feel too occupied, so your potential buyers have ample chance to imagine themselves living there. Less is more when it comes to decor.
A few stylish, coordinated accessories will make a bigger impact than clutter across every available surface. Think fresh flowers, fruit bowls, healthy (or fake!) houseplants, candlesticks and tealights, anything that adds a cosy touch without overwhelming and unbalancing the space. The better you plan, the better your photos will be, helping you to receive the offer you're hoping for.

Put yourself into the shoes of your buyer...
Take a walk-through of your house before the shoot, and try to be objective. You are likely to be accustomed to certain things in your house that may seem out of place or unusual to a stranger, so try to put yourself in their headspace. Is there some furniture that could be shifted a few inches to the left? Is there a light in the ceiling that's rotated a few degrees further than the others? Would the lounge look more spacious without that second side table?
Take some time to look online at other homes for sale that may compete with yours...
Analyse and compare their presentation and decor to your own. If you think that your home objectively needs a bit of an upgrade, a simple way to do this is to neutralise and colour-coordinate your soft furnishings eg. bedding, towels, cushions, blankets, carpets. Perhaps a very bright pattern takes away from your lovely hardwood floors or sleek kitchen design? Shop for some staging accessories and give your home a makeover worthy of its big day!
Nobody likes to be caught unawares in an unflattering photo, do they?
