That's okay, that's life, but we're not trying to sell "life", we're trying to sell "the dream home".Think minimalist, but cosy. The property should look like somebody could live there, not like somebody does. Your viewers need to be able to visualise themselves making the property their own.
Take some time for preparation that fits nicely into your schedule, don't let it become a last minute stress. The better you plan, the better your photos will be.
Less is more when it comes to decor.
Personal items and clutter should be cleared away, however anything left visible like family photographs will be blurred out in the final images. A few stylish and coordinated accessories will make a bigger impression than decorations strewn across every available surface. The goal is to add cosy touches to the home without overwhelming and unbalancing the space.
Take some time to look online at other property listings that could compete with yours. Think similar price brackets, same location, same number of bedrooms, etc. Analyse their presentation and decor and compare it to your own, and don't be afraid to pinch any good ideas they had! Your photos and your listing will still be as unique and special as your property.
Put yourself into your viewer's shoes.
Before the shoot, have a walk through the property and try to be objective. You are likely to be used to certain things that may seem out of place or off-putting to a newcomer. Try to put yourself in their headspace. Are your picture frames a bit wonky? Would the living room look more spacious with less side tables?If you think the property objectively needs a bit of a makeover, a simple way to do this is to neutralise and colour-coordinate your soft furnishings like towels and cushions. Perhaps a very bright pattern takes attention away from your lovely wooden floors or sleek kitchen design?
A little touch-up could be exactly what the property needs to look its best on its big day.
